I am currently recruiting an Associate Director of Property for a consultancy in the North West. You will be required to help them develop and establish their property consultancy in the North West, which is one of their core areas outside of London and the South.Their mission is to help organisations transform their estates and the Property Consultancy team use their knowledge to analyse and address complex estate issues, support operational efficiency, and help deliver and unlock estate value through strategic property reviewsThey have some longstanding client relationships, as well as new clients and contracts. Some of their clients include major NHS Trusts across the South and South-West, Local Authorities and international charities. The Property Consultancy team comprises of eight members and the candidate will support and work with them in achieving their overall business plan. They will contribute to the delivery of property consultancy to clients, and some of the specific areas the candidate will be involved in include:

• Delivering estate wide strategies across a vast and wider ranging public sector portfolio, providing strategic options that strengthen service delivery in modern, fit for purpose estate whilst supporting best value
• Advising and supporting clients on asset and property management, space planning and space management across their property portfolio to ensure services optimise their estate
• Assisting clients to develop, manage and advise on their estates database, ensuring tactical decisions can be made in advance across the estate on the basis of lease breaks, rent reviews and lease end dates.
• Carrying out development appraisals and providing development advice and viability studies for mixed use schemes
• Providing Red Book valuations
• Carrying out Agency Services for property disposals and acquisitions
• Managing and advising on the ownership/legal title occupation. Where necessary managing clients' legal relationships in estate matters including direct representation, relationships with contracted lawyers, and acting as a major point of contact on estate matters
• Co-ordinating multi-disciplinary consultants to support feasibility studies including appropriate Town Planning, Architectural, Project Management and Construction Advice
