Job Description Job Description PROJECT MANAGER Reports to: This
position will report to the Director of Operations. Objective: The
Project Manager (PM) is responsible for the completion of each
assigned project within established schedule and budget parameters,
and in a manner consistent with firms customer-focused project
delivery standards. The PM's role begins at the very beginning of
the project life cycle, assisting with project planning and
proposal development. Once a project is underway, the PM assumes
the responsibility of being the primary point of contact for the
project team, including: the owner, design team, subcontractors and
suppliers, and becomes accountable for all aspects of the project,
including scheduling, permitting, subcontractor buyout, material
procurement, change management and document control, financial
management and owner invoicing, risk management, project closeout,
and ensuring overall client satisfaction. To deliver on these
responsibilities, the PM must be able to lead a project team
composed of both firms personnel and external partners. The PM must
be able to multi-task, prioritize his/her own responsibilities,
delegate effectively amongst team members, and most importantly,
drive solutions for all project-related issues. The PM is also
expected to develop and foster strong relationships with industry
contacts, including customers, the design community, owners
representatives, and subcontractors. Supervisory Responsibility:
The PM will work in concert with Assistant PM's, on-site
Superintendents, and the General Superintendent Prepare work
schedules and assignments Communicate and enforces safety
procedures and site rules Manage overall project and project
requirements Duties/Responsibilities: Preliminary project scoping
and programming. Design Request for Proposal creation.
Solicitation, procurement, leveling, negotiation, and acceptance of
design proposals. Site visits, feasibility studies, documentation
of existing conditions, and due diligence. Design schedule creation
and adherence. Review of schematic, design development, and
construction drawings. Regulatory permitting. Some minor design /
virtual modeling. Creation of logistics plans. Proposal
preparation. Scope of work preparation. Subcontractor solicitation
and procurement. Assistance with estimating. Subcontractor
negotiation, buyout and administration. Submittal review.
Coordinate and interface with owners, architects, engineers,
project managers and other project team members to resolve any
technical matters during planning and development, negotiation, and
contract execution. Supervise/train/mentor junior staff members.
Provide creative solutions to project estimates through value
engineering, constructability analysis and feasibility assessment.
Provide seamless turnovers that clearly communicate costs and scope
to project teams. Prepare all project budgets and coordinate
appropriate cost codes with accounting. Conduct Project
Postmortem/Lesson Learned. Prepare cost projections and attend PSR
meetings. Closeout management and oversight Performs other related
duties as assigned. Critical Performance Indicators (CPI) Customer
Satisfaction: Create a positive, long lasting client experience.
Maintain the Margin: Manage the project budget to realize the
target profit set forth by the company. Safety: Zero lost time
incidents. Schedule: Meet or best target schedules. Close Out: Get
close out done in 1 month. Required Skills and Abilities: B.S. in
Civil Engineering or Construction Management or equivalent is
preferred, plus extensive experience/knowledge of construction,
design, finance, and management required. Must be able to apply
innovative and effective management techniques to maximize employee
performance. Thorough understanding of corporate and industry
practices, processes, standards etc. and their impact on project
activities vital; superior communication and interpersonal (tact,
diplomacy, influence etc.) skills essential. Must be a skilled
businessman/woman. 5-7 years experience in project management and
related construction expertise. Ability to communicate and clearly
present project cost solutions to clients and project teams.
Excellent verbal and written communication skills. Ability to work
under pressure. Ability to oversee and coordinate a variety of
people in different roles. Extremely detail oriented. Ability to
read, understand, and execute blueprints, drawings, and plans.
Thorough understanding of legal requirements relating to
construction and building sites. Thorough understanding of quality
building practices. Ability to quickly identify problems and
efficiently solve them. Actively support; enforce GLC Safety
Policies. ComputerEase, Procore, BluBeam, Excel and Word experience
preferred. Physical Requirements: Workers must be able to: see well
(either naturally or with correction); coordinate the movements of
eyes, hands and fingers; use hands, arms and fingers fully; climb
and maintain balance on ladders and scaffolding; stoop, kneel,
crouch, crawl, or work at heights as required; and list and carry
objects weighing up to 50 pounds and occasionally more. Must be
able to access and navigate all areas of the construction site in
all types of weather. Education and experience: Bachelors degree in
civil engineering or construction management, or related field
